Our rental management fee is competitive with the market and offers you an advantage that most companies don’t: when you refer a paying guest your rental management fee is discounted up to 50% for that guest.
Our philosophy is that it’s your property so you should be able to use it when you want. That said, since we spend a lot of money on marketing, we need most of the summer to recoup that investment, so we need at least 8 weeks between June 1st and August 15th available for rentals
We give you access to your property on our owners’ site. You’ll be able to see the calendar in real time and you’ll have access to booking reports as well as copies of your owner statements whenever you need them. You can even block of dates for yourself and your family on the site.
Our contract states that we pay owners by the 15th of the month for rents collected in the prior month, but our goal is always to pay owners by the 10th of the month. This year we’ve been able to pay owners by the 10th in all but one month.
We built our customer service around the concept we call Carefree Check-in, which is designed so that the guests can go directly to the property without having to check in anywhere. So depending on the property we’ll either give the guest a code to an electronic lock or a lock box so that they don’t have to waste time checking in somewhere. Guests love it! The only exception is during spring break. During spring break we make the guests check in at our offices so that we know exactly who’s going into the unit. That way we can verify that our age requirements are be-ing met.
We inspect after each departure so that if a guest deliber-ately damages something we can charge them right away. Also, each guest pays into a damage pool which covers up to $1,500 in accidental damages. So either way, you’re pretty well covered.
There aren’t many. We don’t have a set up charge. We do charge for professional photography (It’s $350 one time); we have an annual linen fee that covers linen replacement each year; and if you have a KABA lock, you’ll get a quarterly hosting fee of $30, which is less than if you were doing directly to KABA to host it.
We register your property with the state, county, and local municipality and collect and pay sales tax on your behalf.
We make sure all guests check in with us at one of our offices. That way, we verify both the occupants and their ages to ensure that they meet our minimum age requirements.

We don’t to hold anyone hostage so our agreement offers a 30 day out.
We opened our doors in late 2007, so we’ve been through a recession, oil spill, hurricane and COVID19. And we’re still here.
